Terms and Conditions for Rentals

OUR COMMITMENT TO YOU.

Your reservation:

  • Once we have received and cleared your deposit we will reserve your accommodation.
  • Your booking is taken to be confirmed, in respect of all named persons, when you receive our confirmation. If the booking is amended or canceled after the date; see below.

Our responsibility for your holiday.

  • We accept responsibility for providing quality accommodation relevant to the price paid.
  • We are unable to accept responsibility for any aspect of your holiday affected by matters over which we clearly have no control. ( By way of example only, these may include weather conditions, strikes, noisy neighbours and acts of third parties.)
  • We do not accept responsibility in respect of death, bodily injury or illness of any person during the rental period.

YOUR COMMITMENT TO US.

Booking form and Deposit.

  • The client name on the Confirmation Form acts on behalf of all other persons named. That person must be over 18 years of age and becomes responsible to us for payments respect of the booking.
  • Your booking form, showing all persons names, must be accompanied by a deposit of 25% of the total rental price.
  • If you book by telephone using a credit card please check our Confirmation Form carefully on receipt and contact us immediately if anything appears to be incorrect as it is not always possible to make changes at a later stage.
  • The accommodation provided is only for the use of the persons named on the confirmation form. Any sub-letting, sharing or reassignment is therefore prohibited.

Balance of Payments.

  • The balance is due 6 weeks before arrival.
  • Please note that you will not receive a reminder that final payment is due. Please ensure that you send payment in sufficient time for us to pay in and clear your payment through the bank.
  • If you book within 8 weeks of departure, you must pay the total cost of the rental at the time of booking.

Holiday Insurance.

  • Please note that it is a condition of our accepting your booking that you take out holiday insurance. It is your responsibility to check that the insurance policy you take out is adequate for the needs of your party and to take out additional cover if required. Please read your insurance policy before you leave and bring it with you on holiday.

Special Requirements/Request.

  • Should any member of the party be disabled, fullest particulars of the disability must be provided. Whilst we will endeavor to allocate accommodation to take account of notified disabilities local conditions may dictate that the accommodation is not entirely suitable for a disabled person.

Amendments.

  • Clients requesting any amendments to their booking must confirm such amendments in writing.
  • Whilst we will endeavor to accommodate amendments this cannot be guaranteed. If we cannot amend a booking the client must decide promptly whether to continue with the booking un-ammended or cancel. (See cancellations charges below.)
  • Where we amend a booking we reserve the right to levy a supplement invoice of 30 euros plus I.V.A. (VAT) to cover administrative expenses.

If you cancel your booking.

  • A cancellation can only be accepted in writing from the person who reserved the booking or the named customer on the confirmation form. The cancellation will be effective from the date it is received at the Serena Property Management office. Allow 10 days for postage.
  • In the event of cancellation either for one or all persons named on the booking we will levy our scale of cancellation charges as shown below, which is based on the estimated expenses and losses suffered by us as a result of cancellations.

At the Accommodation.

  • Please report any problems to our office (telephone details are above) We will make every reasonable effort to resolve problems as quickly as possible, given that local holidays, festivals etc may interrupt repairs/supplies.
  • Please note that all damage or repair must be paid for and deducted from the 'damages deposit' of € 300 euros.
  • On the day of departure please vacate the accommodation by 11.30am in order to enable the property to be prepared for the next guest. Clients are asked to leave the accommodation in a clean and tidy condition.
  • Where accommodation is part of a complex:
    • Please respect the cleanliness of all communal areas and avoid unreasonable noise or disturbance.
    • Please observe all rules or requirements of the local site management.
